   Budget Consultation and Staging Design for the “DIY” no matter where you live - $99

Our Budget Consultation and Design Service consists of over the phone and email design services that can give you just what you need to stage your main living areas to get your home sold as fast as possible. This is a service available no matter where you live in the United States or Canada.

  • As always, you will be working with a Certified Professional Stager and Redesigner communicating by telephone and email.
  • The first step is a telephone interview so I can evaluate your needs and your home's needs. I can then proceed to research your home's local, neighborhood, and what type of buyers would be interested in your particular location. I will ask that you email me photos of the 2 main rooms you want staged. These can be photos from your cell or digital camera. If you desire extra rooms to be staged, they will be charged accordingly.
  • You will receive a confirmation email letting you know I have received your photos. I will do my research and stage your 2 rooms from the photos you send me and email you back the  staged design and what I found in my research of your home; what type of buyers you are going to draw which tells me how to design your rooms; should that extra bedroom be a child's room or an office for a person that commutes and more than likely will want a home office, or maybe a child's play room or a craft room, etc. When you receive my return email I ask that you call me so we can go over the changes for your rooms.
  • Beyond the follow up staging and design phone call, if you have any questions about the staged design or need more assistance all you have to do is call me or email me and I will gladly give you more assistance over the phone or via email without any extra charge. You can email me more photos of anything in question. Since I have been involved in the Real Estate Business since 1983, I know what buyers are looking for and what Realtors expect so they can quickly sell your home and for as much money as possible! A stager needs to know these things in order to know how to stage your home to bring you the maximum ROI; return on investment.
  • If you do live locally around the Phoenix, AZ metro area, and feel you would also like an in house home consultation or physical staging or organizing help, the $99 will be applied to the cost of the home consultation or staging hours or organizing hours you book.

   Premium Consultation and Detailed Staging Report for the “DIY” - $225

Our consultation consists of an intensive minimum two-hour brainstorming session in your home where we will be visually and verbally detailing everything that needs to be done and converting this all into a fully detailed report so you can get the best possible price for your home in the shortest amount of time.

  • The first step begins with a phone interview, so I can then proceed to thoroughly research your home's local, neighborhood, and what type of buyers would be interested in your particular location and home which will prepare me for our Consultation time and your specific needs.
  • On the day of our consultation we will walk through your home while discussing and detailing the most efficient and creative ways we can optimize the sale of your home in order to maximize your return on investment. We will also take photos of each room and go over tips and staging strategies that will not be overwhelming and ease your mind that will easily convert your "home for sale" to "sold."
  • You will also receive a photo-filled detailed written custom report on my expert design recommendations about what is needed for maximum staging effect. I also include two checklists: Closet Organization and Preparing for your Open House. You can then decide to use our step-by-step recommendations and detailed custom report to follow, if you would like to complete the staging process yourself or you have the option to have us do it all for you.

You choose if you want to complete the staging yourself or decide to hire Staging PaysOff to do the work for you. $130 of the consultation and report fee will be applied to the cost of staging if you decide to have us do the work for you. This includes any staging package except for the Power Staging Makeover unless they are both booked at the same time for the same day.

The consultation can take up to 2-3 hours and we will cover the following:

  • Detailed phone interview in order to completely understand your project
  • Buyer demographic research, so we are designing for your typical buyer
  • Checklists for each room of the home
  • Top Dollar Guide
  • Curb appeal for first impression impact
  • Recommended furniture arrangement and flow
  • De-cluttering, de-personalizing and optimizing space in each room

  Power Staging Makeover - $250

This is a two hour Power Staging Makeover of the main rooms. We will get done as much as humanly possible to redesign your spaces for photo ready online pictures. Feeling overwhelmed with preparing your home to sell? This staging service is all about rolling up our sleeves and working together to start staging the main areas of your home right away. You won’t believe the difference a couple hours makes just using what you already own!

Home must be cleaned and prepped prior to stager arriving as we want to spend every minute working to transform as much space as possible.
(Up to two hours WORKING in the home and of course we can accommodate you for any additional hours you may want)

   SILVER STAGING MAKEOVER - $450


This is a total of 6 hour service which includes: 2 hours of planning/prep time and 4 hours working in your home along with photographs.

  Our pre-planning includes a through research of your home's demographics to see what type of buyer will be drawn to your home in order to design it accordingly. Some of the things we look for: Is your buyer going to be a retired couple not interested in having decorated children's rooms, a young couple with children, a single person that is college educated and their work may demand a home office space, etc. There are many facets we look for before deciding how your home should be staged and what type of rooms would be important to stage. This is so critical as this tells us what would give you the most impact to draw buyers that will want to purchase your home. Our research gives us a clear vision of what will appeal to the buyer looking for a home in your area. That is what makes a home sell faster and for more money. You attract the right buyers from the start. It's a known fact, big companies spend millions of dollars doing demographic surveys and getting to know what customers will be purchasing their products BEFORE they do any marketing. That's how they sell merchandise because they know who to sell it to and how much to sell it for.

  • Kitchen staging and organizational strategies
  • Main living area staging and emotional connection point set up
  • Main bathroom design
  • If time permits, we will tackle other key living areas, so your home is show ready

Affordable VACANT HOME STAGING


Vacant homes sit for a long time. If you want to get that home sold you must give buyers a "visual stage" so they can see themselves and their family living there. Online photos of empty rooms do not give buyers the incentive to take the first step to want to view the home. Buyers that do view the home see it as boring, unattractive, and do not get excited about buying the vacant home as it gives them no ideas of what to do with the space. It makes them think they have to spend a ton of money decorating and furnishing the space when this isn't true at all. Just look at any builder's model homes and how beautifully they are staged. Buyers can imagine themselves living there, entertaining in that home, their children growing up in those perfectly decorated themed bedrooms.

  • You will also receive our Maintenance Checklist to keep your space organized and FREE hours for paid referrals.
  • We have organizational plans to fit your budget and more creative and functional and design organizational ideas than anyone has ever come up with!
